The advantage of having a niche is that you mark yourself as unique in the real estate industry, differentiating yourself from the run-of-the-mill Realtor® and also gaining more contacts from your secondary specialization. For instance, a Realtor® who specializes in busy professionals is more likely to be referred to busy professionals by busy professionals. Real estate buyers and sellers want someone who can treat their particular concerns as unique (even if they aren’t).

What do you know? What do you like? There is a Realtor® in Florida who caters to nudists. There are Realtor®s who specialize in homes for dog owners. There are Realtor®s focusing on first-time homebuyers and on busy professionals. There are even Realtor®s who specialize in serving clients who share their particular faith. Any interest or demographic can be converted into income-producing leads.

Ways to Specialize:

Type of Client (dog owners, train collectors, seniors, families with young children, busy professionals, retirees)

Type of Property (condos, townhomes, commercial, etc.)

Specific Geographical Area (most Realtor®s work within a defined range, but you can narrow this down if practicable)

Purpose of Property (rental investment, resale investment)

Properties in Financial Distress (foreclosures, short sales, REOs)

Find out what and who you really like working with. If you’re an avid gardener, you can use that to further your business by specializing in people who want to garden. You’ll have to work to find out more about properties in terms of their suitability for gardens, but this can pay off when you start being known as the person to go to when someone has a gardening question about a property for sale.

There is a lot you can do with a niche market. It opens up your marketing opportunities into the specific demographic you’re targeting and helps establish your position as an expert on your particular focus. Once you become known as someone who can help people who are looking for properties that cater to a specific lifestyle or who are a specialized demographic in and of themselves, you’re on your way to building a solid career in that niche.

Once you find your secondary specialization, it can help you be a better Realtor®. Having a niche not only can create a stronger business base for you, it can also make your work more satisfying on a personal level.
